Flex Space has been increasing in popularity over the past few years.
What is Flex Space? Basically, flexible warehouse and office space built in a row of usually about 10-20 within a complex that may house 10-100+ units. These “warehouses” initially consist of an open area, unfinished, without interior walls/doors or anything other than the shell and would usually be a combination of warehouse space and office space. The front of the building may look like a warehouse with a huge garage door or with a business style entry (single or double door) design which could be used as office space. The tenant or owner of the space would configure the interior to match the business which would be operated out of the space.
Popular Flex Space tenants may include gyms, distribution centers, parts warehouses, cabinet makers, dental offices, artist studios, auto parts stores. In some instances, huge garage rental or sales for car storage and RV storage (think your own man cave!).
